council tax re banding

Has anyone here had any experiance in trying to get their council tax band lowered?

I have been having a look and i am in a band E, while next door, in the same type of house is in a band D. In fact of all the same type of houses on my road, only 4 are band E while the rest are band D or a band C if they are smaller.

When i looked on the council website, the first thing that stands out is the threats. It says that in most cases a lowering of the band does not happen but rather everyone else has theirs put up so to be carefull.

Also, i have heard that if you live next to shops or a motorway, you get a lower band, for example, the father in law is in a band A and his daughter is in a band C, this the council say is because the father lives opposite a row of shops and the daughter lives opposite a field with trees.
I live with a very noisey and smelly factory at the back of me, while those across the road do not yet are in a lower band.

Im going to write to the council but would like to sound out you guys first, see if any of you have been down this route.

If i have to pay this tax I'm only paying what i have to and not a penny more.

As far as I know the banding was set in 1991 based on the value of the house then.

Thanks for the link greg, however, the info is only as far back as 2000. I only rent the house and have done for the last 3 years or so. I dont know how much its valuation was. Perhaps the council will know for it was them that valued it.

Ah, sorry I don't know about 1991 prices, I thought their data would be enough.

I had alook at that link the other day, thats what told me we are in differant bands on our street.
From what ive learnt today, the council send a valuer round. This isnt independent though is it.

I think what i may do is print something off and post it to all who live on our street, perhaps if enough people complain the council may respond in a proper fashion.

As for the factory behind me, i have just learnt that the councilk issued them with a new 3 year licence, but they didnt inform the public of this so we couldnt lodge any appeals or apply any conditions.
